Painting coastal buildings on the Northern Beaches

Salt, wind and sun are hard on paint. This guide covers what wears coastal buildings out and what good preparation looks like.

Why coastal paint wears faster

Buildings in Manly, Dee Why, Collaroy and along the coast take salt-laden wind, strong sun and driving rain. Salt sits on the surface and holds moisture, which speeds up chalking, rust and sealant failure, especially on the elevations facing the water.

Preparation matters most

  • Wash the walls to remove salt, dirt and chalk before painting
  • Treat rust on balustrades, brackets and fixings back to sound metal
  • Cut out and replace failed sealant around windows and joints
  • Repair cracks and patch render so water cannot get behind the new paint
  • Spot-prime repaired areas before the finish coats

Choosing the paint system

Use a system the manufacturer specifies for the substrate and exposure, apply the number of coats it calls for, and keep the product data on file for the building’s maintenance records.

Weather and timing

Paint on dry days with low wind. Morning dew and sea spray can leave surfaces damp, so start once walls are dry and stop early enough for the paint to set before evening.

Maintenance between repaints

A gentle wash every year or two and early repair of rust spots and sealant can stretch the time between full repaints. See pressure cleaning and gutter cleaning.

Local team

We are based in Manly and paint strata and commercial buildings across the Northern Beaches. Work above ground level is carried out by our sister business ACE Abseiling using rope access.

Questions

Common questions

How does salt air affect exterior paint?

Salt deposits draw in moisture and speed up chalking, rust on metalwork and breakdown of sealants. Coastal buildings usually show wear sooner on the elevations facing the ocean and the prevailing wind.

Do coastal buildings need a different paint system?

Usually the bigger difference is preparation: washing salt off, treating rust properly and replacing failed sealant before painting. The paint system should suit the substrate and exposure, and the manufacturer's specification should be followed.

When is the best time to paint near the beach?

Dry, mild weather with low wind gives the best results. Avoid painting when surfaces are damp with dew or sea spray, and allow drying time the manufacturer recommends.
